Building Better, Faster, Smarter: How Modular Innovation is Transforming SDA and What Apollo SDA Is Delivering

Across Australia, the housing landscape is shifting. Modular home construction (once a niche concept) has become a key part of how we deliver high-quality, accessible housing faster. Recent developments, like the new modular homes in Lake Macquarie, show what’s possible when innovation, purpose, and collaboration come together.

At Apollo SDA, we’re embracing this shift not just because it builds homes more quickly, but because it builds them better, with participants at the heart of every decision.

Why Modular Matters for SDA

Speed & Scale: In Lake Macquarie, four modular homes were installed in less than four weeks a remarkable example of how modern design and manufacturing can accelerate delivery and reduce disruption (Moov Modular via Built Offsite). For Apollo SDA, speed to market is critical, especially as government SDA housing contracts are coming to an end and the private housing market cannot meet this specific and complex need. Modular construction allows us to bridge that gap quickly and deliver homes where they’re needed most.

Design Quality: Factory precision means consistent build quality, superior finishes, and less waste. Each home can be purpose-built for accessibility, safety, and comfort, ensuring every participant receives a home that feels truly their own.

Better Outcomes: Faster construction means people waiting for Specialist Disability Accommodation (SDA) can move into homes sooner, reducing stress for participants and their families.

For SDA, modular housing opens the door to creating participant-led homes that are both functional and beautiful, delivered faster and to a higher standard.

Partnering for Impact: Apollo SDA + Moov Modular

Apollo SDA is proud to be partnering with Moov Modular on a new stage of SDA developments across the Central Coast of New South Wales, following our successful first stage of modular delivery in Queensland. That earlier rollout proved particularly beneficial in regional and northern areas, where modular construction helped us avoid weather-related delays common in Far North Queensland.

Moov Modular’s strong track record in delivering modular housing including the Lake Macquarie and South Grafton projects aligns perfectly with Apollo’s participant-first philosophy.

Together, we’re combining Moov’s modular innovation with Apollo’s SDA expertise to create homes that:

 • are built faster, reducing time from design to delivery;
• meet High Physical Support and Robust SDA design categories;
fully comply with SDA Design Standards and all fire safety requirements including the installation of fire sprinkler systems in every home; and
• reflect the individual needs, preferences, and comfort of each participant.

This partnership represents a new era of collaboration between modular builders and SDA specialists, one focused on quality, accessibility, and inclusion.

A Balanced Approach to Delivery

While modular is a key part of our growth, Apollo SDA’s approach remains holistic. Modular is one part of our overall delivery methodology, used alongside traditional construction techniques to ensure flexibility across different sites, participant needs, and provider preferences. This balance allows Apollo SDA to deliver efficiently while maintaining strong relationships with SIL providers, who often value both traditional builds and innovative modular solutions depending on their participants and settings.

Why It Matters for the Community

When modular housing meets participant-led design, everyone benefits:
For participants: faster access to safe, purpose-built homes that empower independence.
For families: peace of mind knowing homes are designed with care, safety, and sustainability in mind.
For the sector: stronger partnerships that set new standards for accessible housing across Australia.

Looking Ahead

As Apollo SDA expands its pipeline across Queensland and New South Wales, modular construction will continue to play a vital role in meeting the needs of people with disability without compromise.

Our approach combines speed, safety, and sustainability with a deep commitment to participant choice and comfort.
